How Long Yours Should Last

A conventional tank heater generally runs eight to twelve years, and a well-maintained tankless unit can go past twenty. Where yours lands in that range depends almost entirely on two things: sediment and the anode rod. Sediment settles on the bottom of a tank and insulates the burner or element from the water, forcing longer run times and stressing the tank. The anode rod is a sacrificial piece of metal that corrodes so the tank lining does not. When it is consumed and nobody replaced it, the tank starts corroding next.

Signs It Is Getting Close

Water that runs out faster than it used to, rumbling or popping when the burner fires, rusty or metallic-tasting hot water, moisture or rust at the base of the tank, or a unit past ten years old that has never been flushed. A leak from a fitting is a repair. Water coming from the body of the tank itself is not repairable and means the unit needs to come out before it lets go entirely, which is a much worse day.

Tank Versus Tankless Here

Tankless makes sense when hot water demand is high or spread across the day, when floor space is tight, or when a household wants to stop paying to keep 50 gallons hot around the clock. It requires adequate gas supply or electrical capacity, correct venting, and periodic descaling. A conventional tank is simpler, cheaper up front, and perfectly appropriate for many homes.
