Water heater maintenance is the least glamorous and highest return service in plumbing. A tank heater that gets flushed annually and has its anode rod replaced when it is consumed will often reach twelve years or more. The same unit left alone frequently fails around year eight. The difference is roughly an hour of work a year, and the failure it prevents is the one that empties fifty gallons onto a floor.

Sediment Is the Main Enemy

Every gallon of water that enters a tank carries dissolved minerals and fine grit. Those settle to the bottom of the tank and build a layer that acts as insulation between the heat source and the water. On a gas unit that means the burner has to run longer and the tank floor runs hotter than it was designed to, which stresses the glass lining. On an electric unit the lower element ends up buried in sediment, where it overheats and burns out early. The popping and rumbling homeowners hear is water boiling underneath that deposit.

The Anode Rod Nobody Checks

Inside every tank heater is a rod of magnesium or aluminum whose only purpose is to corrode instead of the tank. It is genuinely sacrificial, and once it is consumed the corrosion moves on to the steel tank itself. Most rods need replacing somewhere between three and five years depending on water chemistry, and the vast majority never get replaced at all. Pulling and inspecting that rod is the single most predictive thing anyone can do about how long a water heater will last.

What an Annual Service Covers

We drain and flush the tank until the water runs clear, which removes the sediment layer. We pull and inspect the anode rod and replace it if it is more than about half consumed. We test the temperature and pressure relief valve, because a seized T and P valve is a genuine safety issue rather than a maintenance nicety. We check the thermostat setting, inspect fittings and connections for early corrosion, and on gas units verify the burner flame and the draft at the flue. Then we tell you what condition the unit is actually in.

What You Can Do Between Visits

Keep the thermostat at 120 degrees. It is hot enough for household use, it slows mineral deposition, and it lowers the scald risk. Keep the area around the unit clear so the burner gets combustion air and so a leak is visible early rather than discovered as a soft floor. Once a year, lift the T and P lever briefly and confirm it discharges and reseats. And look at the base of the tank occasionally for rust streaks or moisture.

Worth Doing Before It Fails
